Insurance for construction companies.

The works while they are being built, the plant, the people on site and the liability of the designer and the contractor.

In construction, the risk changes every day: the project grows, plant moves, subcontractors come and go. The policy has to follow the construction contract — its deadlines, guarantees and the employer’s requirements.

What usually matters.

Workplace accidentWorkplace accident cover for workers and the employer’s liability on site.

Professional indemnityProfessional liability of the contractor, the designer and the supervising consultant — compulsory under art. 171 of the Spatial Development Act.

FleetConstruction plant and vehicles — Casco for machinery, and MTPL.

PropertyOffice, yard and materials stored off site.

Environmental liabilityPollution from excavation, fuel and waste on site.

Where the gaps usually are

Not in the policy you don’t have, but in the terms of the one you already do.

  • The CAR sum insured does not keep pace with the growing value of the works.
  • Subcontractors are not named as insured parties.
  • The maintenance period after handover is not covered.
  • The professional liability limit is the regulatory minimum, while contracts require more.

Questions and answers

Is professional liability insurance compulsory in construction?

Yes. Article 171 of the Spatial Development Act requires it for the contractor, the designer, the consultant and the person carrying out technical control. Minimum sums insured are set by an ordinance.

What does a CAR policy cover?

Damage to the works, materials and temporary structures during construction and, with extended cover, third-party liability and the maintenance period.

Who takes out CAR insurance — the employer or the contractor?

It depends on the contract. What matters is that the policy covers all the parties involved, and the bank’s interest if the project is financed.
